How much do they cost?
The Casitas townhomes will be priced in the low
$400,000's. The builder is offering generous
incentives to purchase in the early phases. Individual prices will be announced just prior to our reservation
period. Ord & Rodgers Homes is preparing prices with the
release of each phase of homes to assure they remain a remarkable
value.
How much are the Homeowner Dues?
The homeowners fees are currently
estimated to be $252 per month upon completion. This amount includes all charges for
trash service, building fire insurance, professional landscaping,
building and common area maintenance, block walls, pool, spa, BBQ and picnic area,
playground,
equestrian facilities and trails.
What is the Property Tax Rate?
Real estate taxes for residences in The Casitas at Spring Creek are determined by multiplying the annual local tax rate by the full cash value of the home as determined by the County Tax Assessor. How many different floor plans are
there?
The Casitas features 3 home models. The
Avalon is the interior plan. With
1365 square feet of living area, this plan features 3 bedrooms,
2.5 baths, indoor laundry, private courtyard and balcony
and an attached 2 car garage. The Balboa
sits on the ends of the tri-plex and four-plex buildings.
With 1405 square feet of living area, the Balboa features
3 bedrooms, 2.5 baths and a spacious living room. A large
courtyard is located off the living room and a direct access
2 car garage is in the rear. The
Catalina is a 1394 square foot deluxe Avalon style
plan located in 2 unique duplex buildings.

Gold Key Buyer list.
Do you have financing available? Can
I use my own lender?
We have expert mortgage brokers available
to assist buyers in finding financing at the
lowest possible
rates. Submit a Gold Key
application for additional assistance.
Gold Key buyers are welcome to use any lender of their
choice. A complete loan application including full loan
approval with the builders preferred lender will be required.
Are Investment Buyers allowed?
Investment buyers are welcome! The
project is
Fannie
Mae (FNMA) approved and under FNMA guidelines the builder
is required to sell 70% of each project phase to owner-occupants.
When will the next homes at The Casitas
go on sale?
The first few phases were released for reservation-sale and are now sold out. The next release
will be available soon. Interested Gold
Key
members will be contacted in the order of their priority
position for the opportunity to select a new home in this release. A
refundable $3,000 deposit
will be required at the time of reservation. Qualified
Acorn buyers need only make a
$500.00 deposit.
Do the homes come with a yard?
Each townhome has a private front courtyard
that measures approximately 20' x 12'. The interior Avalon
plan includes a 5' x 20' private balcony overlooking the
courtyard off the master bedroom.
Are pets allowed?
Two small to medium size pets are

Are there any upgrades available?
To complement the outstanding standard
features at The Casitas, you
may choose upgraded flooring, air-conditioning, select cabinet
colors, granite Silestone counter tops, crown molding, appliances

Are there any age restrictions? What
about children?
There are no age restrictions and children
are accommodated by a built-in playground and
neighborhood parks. Casitas at Spring Creek was designed to appeal

What kind of appliances are included?
Each home features
deluxe Whirlpool appliances including gas
ovens and cook tops, microwave and dishwasher. Stainless
steel models are available as an upgrade item.
Who provides the water and pays the
bill?
Water to the project is provided by the
City of Oceanside [760-435-5800] and although the main
water service is delivered via large water meters, each
home will include it's own sub-meter. A private company
will read each sub-meter and bill the homeowner for their
individual usage. The homeowners association will be responsible
for the water to maintain the common area landscape.
