The Casitas at Spring Creek is a new Ord & Rodgers community of 53 affordable 2-story luxury 3 bedroom, 2.5 bath townhomes featuring private courtyards and attached two car garages with direct access. The Casitas townhome community is currently completing construction in Oceanside.

We have sold out our last 3 communities (The Villas, Avalon & Rancho Rose) exclusively through advance sales on the internet. The first phases of The Casitas SOLD OUT to Gold Key Club members on opening weekend. These are certainly the most affordable, highest quality condominium homes available in San Diego.

Where are Casitas at Spring Creek located?

The Casitas is nestled in Jeffries Ranch just off highway 76 at the corners of Melrose Drive and Old Ranch Road in Oceanside, CA. An aerial view is available.

Where is the sales office?

How much do they cost?

The Casitas townhomes will be priced in the low $400,000's. The builder is offering generous incentives to purchase in the early phases. Individual prices will be announced just prior to our reservation period. Ord & Rodgers Homes is preparing prices with the release of each phase of homes to assure they remain a remarkable value.

How much are the Homeowner Dues?

The homeowners fees are currently estimated to be $252 per month upon completion. This amount includes all charges for trash service, building fire insurance, professional landscaping, building and common area maintenance, block walls, pool, spa, BBQ and picnic area, playground, equestrian facilities and trails.

What is the Property Tax Rate?

Real estate taxes for residences in The Casitas at Spring Creek are determined by multiplying the annual local tax rate by the full cash value of the home as determined by the County Tax Assessor. For the 2006-2007 tax year, the annual tax rate applicable to residences in Casitas is estimated to be approximately 1.25% of the full cash value (sales price). There are no Mello-Roos or special assessments or hidden fees attached to The Casitas at Spring Creek.

What other communities has Ord & Rodgers built?

Ord & Rodgers is responsible for the award winning Avalon at Eagles Crossing condominiums near the beach in Oceanside. They have recently completed The Villas homes at Mission Point development near the historic San Luis Rey Mission and the Rancho Rose townhomes adjacent to The Casitas.

When will they be completed?

Construction is now complete at the Casitas. Homes in most phases are now sold out. Delivery of homes in the final phase are scheduled for early 2008. The projected completion of The Casitas, a total of 53 homes, is early 2008. Now is the best time to buy a home.

How many different floor plans are there?

The Casitas features 3 home models. The Avalon is the interior plan. With 1365 square feet of living area, this plan features 3 bedrooms, 2.5 baths, indoor laundry, private courtyard and balcony and an attached 2 car garage. The Balboa sits on the ends of the tri-plex and four-plex buildings. With 1405 square feet of living area, the Balboa features 3 bedrooms, 2.5 baths and a spacious living room. A large courtyard is located off the living room and a direct access 2 car garage is in the rear. The Catalina is a 1394 square foot deluxe Avalon style plan located in 2 unique duplex buildings.

How can I buy a home at The Casitas?

The first step is to register for our Key Club. Our free color brochure including sales-release information will be mailed to you within 24 hours. If you are interested in purchasing a home, please complete a Gold Key application available via this website, mail, fax or phone. Upon pre-approval, your name will be added to the Gold Key Buyer list.

Do you have financing available? Can I use my own lender?

We have expert mortgage brokers available to assist buyers in finding financing at the lowest possible rates. Submit a Gold Key application for additional assistance. Gold Key buyers are welcome to use any lender of their choice. A complete loan application including full loan approval with the builders preferred lender will be required.

Are Investment Buyers allowed?

Investment buyers are welcome! The project is Fannie Mae (FNMA) approved and under FNMA guidelines the builder is required to sell 70% of each project phase to owner-occupants.

When will the next homes at The Casitas go on sale?

The first few phases were released for reservation-sale and are now sold out. The next release will be available soon. Interested Gold Key members will be contacted in the order of their priority position for the opportunity to select a new home in this release. A refundable $3,000 deposit will be required at the time of reservation. Qualified Acorn buyers need only make a $500.00 deposit.

Do the homes come with a yard?

Each townhome has a private front courtyard that measures approximately 20' x 12'. The interior Avalon plan includes a 5' x 20' private balcony overlooking the courtyard off the master bedroom.

Are pets allowed?

Two small to medium size pets are welcome at the Casitas. For detailed rules or a copy of the Covenants, Conditions and Rules, please contact a sales representative.

Are there any upgrades available?

To complement the outstanding standard features at The Casitas, you may choose upgraded flooring, air-conditioning, select cabinet colors, granite Silestone counter tops, crown molding, appliances and more prior to the completion of the home. A list of upgrades, including pricing is available upon request.

Are there any age restrictions? What about children?

There are no age restrictions and children are accommodated by a built-in playground and neighborhood parks. Casitas at Spring Creek was designed to appeal to everyone in the family.

What kind of appliances are included?

Each home features deluxe Whirlpool appliances including gas ovens and cook tops, microwave and dishwasher. Stainless steel models are available as an upgrade item.

Who provides the water and pays the bill?

Water to the project is provided by the City of Oceanside [760-435-5800] and although the main water service is delivered via large water meters, each home will include it's own sub-meter. A private company will read each sub-meter and bill the homeowner for their individual usage. The homeowners association will be responsible for the water to maintain the common area landscape.

What School District is The Casitas located in?
